Buying a house in Spain from Sweden

What changes depending on the country you are buying from. The steps of the purchase are the same for everyone and are in the general guide.

Stays and residence

As a citizen of the European Union you can spend as long as you like in Spain. If you are going to stay more than three months, you will normally have to register on the register of EU citizens.

The currency

The price is paid in euros. Months can pass between the deposit and the deed, and the exchange rate moves: ask your bank or a regulated currency broker about a fixed rate, and compare fees.

Taxes in both countries

Spain has a treaty with your country to avoid paying twice on the same thing. How it affects you —non-resident tax here, what you declare there, rental income, inheritance or the sale— depends on your case: ask a tax adviser who knows both countries before you buy.

Powers of attorney and documents

If you sign a power of attorney in your country so that your lawyer can buy on your behalf, it will normally need the Hague apostille and a sworn translation into Spanish. You can apply for the NIE at the Spanish consulate in your country.

Mortgage

Spanish banks grant mortgages to non-residents, normally for a smaller share of the value than to residents, and they will ask for payslips, tax returns and bank statements from your country. If your income is not in euros, ask how a change in the exchange rate would affect you. Calculate
